Everybody wants to know how to do the best rental marketing. In the old days, we did a lot more showings than we do now. As a leasing agent I remember being at a property and if I noticed a car driving by really slowly without stopping, I’d know the potential tenant didn’t like the place. Things have changed. The Internet is a marvelous tool that enables us to have pictures and more pictures with our listings. That is key to our business. Now, by the time people call us, they have seen the property and they have looked at the pictures and read the description and probably Googled the neighborhood. They are practically ready to take it.

At Fox Management, we have an awesome online presence. We work with great partners who help us push our online listings out to other Internet sites. We use Appfolio property management software and you can find us on Zillow, HotPads and a lot of home and apartment finding sites. While we rely on a lot of Internet marketing, it’s not always our online presence or Craigslist that gets it done for us.

Every time we send property managers out to meet with owners, they set up signs. These can be directional signs as well as stand alone signs that go right on the property. Recently, we had a property manager go to a place with a sign and before that property manager even got back to the office, there were several phone calls about the home. We were able to get four rental applications in within 24 hours of making that property available. This is a traditional marketing tool that a lot of people don’t really think about anymore, but we use every tool available. If your property is in a good location for foot traffic, we can get some great referrals with the right signage.

We have a three tier marketing strategy here at Fox. Certainly we do a push to get all of our properties out onto the Internet. Not all listings will rent right away, so we use what we call our bag of tricks. This might mean taking advantage of YouTube and making a video that allows people to take a virtual tour of the property. This is especially helpful for out of state tenants who want to get a look at the property before they rent it. We might also stage our properties so that if you have a small bedroom or a den you want to spruce up, we can give people an idea of what can be done with that space. Another tool we use is outreach to various corporate rental agencies and companies who are looking to place tenants in good rental homes.
